Job Description

Operates, inspects, and maintains all HVAC, mechanical, electrical, and plumbing equipment and systems in assigned facilities to maximize operating efficiency and equipment lifespan. Ensures equipment operates safely and energy-efficiently while minimizing downtime through preventive maintenance and detailed record-keeping. Key Responsibilities Site Maintenance (40-60%)

  • Oversee preventative maintenance program, including scheduling with minimal service disruption and delegating tasks to team members
  • Order parts and equipment for repairs and installations, maintaining proper inventory
  • Foster positive facility relations through prompt, courteous response to service requests within JLL and client guidelines
  • Assist engineering team in protecting client assets and ensuring systems perform as intended
  • Perform building and utility maintenance including carpentry, painting, plumbing, electrical, mechanical, millwright, and machinist functions
  • Monitor quality of work performed by contractors and junior staff
  • Work with contractors, providing access to restricted areas as directed by supervisors
  • Conduct and document daily building rounds and equipment readings

Compliance (20-40%)

  • Minimize disruption during work and ensure proper cleanup afterward
  • Review monthly service request summaries to identify and address recurring issues
  • Adhere to all JLL and regional company policies

Other Duties (Up to 20%)

  • Perform additional tasks as assigned

Qualifications Required

  • High School Diploma or equivalent
  • 4+ years of technical experience in all aspects of building engineering with strong background in machinery, plumbing, electrical, equipment repair and maintenance
  • Proficiency with computers and software (MS Word, Excel, Outlook, Explorer)
  • Valid state driver’s license
  • Ability to work both independently and as part of a team
  • Excellent communication skills with customers, contractors, and colleagues

Preferred

  • Experience with Computerized Maintenance Management Systems (CMMS)
  • Electrical and/or Mechanical licenses

Physical Requirements

  • Visual inspection capability for machinery and buildings
  • Frequent stair climbing for inspections and emergency procedures
  • Ability to climb ladders up to 40 feet
  • Ability to lift and carry 60 lbs repeatedly
  • Detection of emergency alarms (auditory/visual)
  • Operation of electric hand tools
  • Ladder work and motor vehicle operation
  • Ability to access difficult areas for equipment inspection, including positions requiring hands and knees
